How many Realtors® should you interview before you sign a Listing Contract?More...
You should interview several Realtors® - 3 to 4 is the norm. Keep in mind - personalities might not match. Maybe you feel you'll get more support from a Team than a single Realtor®. You might find one Realtor® offers more services over another.
What experience do you have? Do you work with a Team?More...
It is important to know if you are working with a Realtor® that is just starting out or one that has multiple years of experience. When working with a Realtor® Team (or Group) there is usually additional support and access to greater resources. The Carpenter Real Estate Group has been selling Real Estate in Vancouver for 17 years!
How will you Market my Home?More...
Your Realtor® has access to some great Marketing options to promote your Home...find out what what they offer or if there is any additional costs. When listing with a Realtor®, your home is automatically posted on the Multiple Listing Service (MLS) and Realtor.ca. Does your Realtor® have a website? Do they do Video Tours or use Social Media? These are important questions to ask - you want your home to get the maximum exposure in the market.
Are there other fees I should know about?More...
There are fees involved in every transaction...and not just with a Realtor®. What about the other professionals you'll be working with, like a Lawyer or Inspector? What about Deposits and Taxes? Your Realtor® will review with you all possible costs involved so you are prepared up front.
How will you keep me updated with what is going on with my Property?More...
You should expect more than a phone call once every few weeks from your Realtor®. Whatever Realtor® you choose to work with, make sure there is an open line of communication, be it in the form of phone calls, emails and face to face meetings.
What are the drawbacks of my Home / Home I am looking at?More...
If a Realtor® tells you "Your house is perfect!" then why are you selling it?

As much as you don't want to admit it, every home has a drawback...sometimes several of them. The good news is most issues are easily fixable! Your Realtor® should be to talk to you about any possible drawbacks and be able to offer solutions as well as recomendations to specialtists to help you fix those issues.

What Are the Top Three Things That Separate You From Your Competition?More...

A great Realtor® should be able to answer this question with ease...but it also depends on what you are looking for. Are you looking for brand recognition from a top Real Estate Company? Are you looking for a Realtor® that is well known in your neighbourhood? A Realtor® with great negotiating skills?  How about a Realtor® with a track record of getting the top dollar for clients?

What is your average list-to-sales ratio?More...
This is a great question to ask a Realtor® you are interviewing. You are asking them to provide a list of the Properties they have listed for other Sellers, what area/neighbourhood the property is in, how long the property was Listed (Days on Market or DOM) and if they sold over or the under asking price. Every Realtor you interview should be able to provide this information.
What Kind of Guarantee Do You Offer?More...
Can a Guarantee be offered when you are Selling your Home? You bet it can! Click this link to see the Carpenter Real Estate Group's Five Star Guarantee Program.
What's the difference between a Real Estate Lawyer and a Notary?More...
There is a difference. A Notary can do the paperwork for your Purchase or Sale of a property. However, if something happens down the road, only a Lawyer can help you with the legal follow through.  What are the cost differences between a Notary and Lawyer - sometimes is can be a difference of $50-$200 between the two.

#MovingTime

Here are some great tips for the Big Move!

If you didn't do it already - get rid of any clutter! Find out where the garbage area is & garbage pick up dates.

If you have one, place a floor plan by the entrance so everyone knows what goes where.

Designate a color for each room, mark that color on boxes & door of room. Try to keep boxes out of high traffic areas.

Number your moving boxes so you know how many are for that room Ex: 1/5 boxes - makes keeping track easy & any loss noticeable.

Are you about to move in or out of a Condo? Did your Realtor let the Strata know & book your elevator?

Essentials - unpack first Important Docs, soap, phone, pen/paper, few dishes, band aids, snacks & water, change of clothes.

#HomeMaintenance  and  #WinterReady

Tips for the coming Fall Season

Have furnace or heating system serviced by a qualified service company every two years for a gas furnace.

Check chimneys for obstructions such as nests.

Check and clean or replace furnace air filters each month during the heating season. Ventilation system, such as heat recovery ventilator, filters should be checked every two months.

Winterize landscaping, store outdoor furniture, prepare gardens and, if necessary, protect young trees or bushes for winter.

Brrrr! It's cold out there! Have a Cold House? Are you Winter Ready?  Tme to have the Furnace professionally serviced!
